In the RAR-
Sims2pack includes the lot segment, all walls, floors & terrains
Folder with all custom build mode items/landscape items, subfoldered
Inside the subfolders Castaway Stories & Neveah223 are the scriptorium files
for modular stairs.  I had to create the scriptorium file for Neveah's invisible stairs myself.
I've heard tell that the stairs will appear and be functional without the scriptorium installed,
however you won't be able to use them on any other lots without the Scriptorium (http://hideki.modthesims2.com/showthread.php?t=192613) installed.
